Structuring Today's Mortgage Around Tomorrow's Plans
The best financing strategy doesn’t necessarily stop with getting the offer accepted.
For some buyers, a properly structured temporary interest-rate buydown can reduce the initial cost of the mortgage payment for a defined period, helping ease the transition into a new housing expense.
Other buyers may anticipate receiving substantial proceeds after closing — perhaps from subsequently selling another property. Depending on the mortgage and its eligibility requirements, a recast may allow those funds to be applied toward principal and the monthly principal-and-interest payment to be recalculated without completing an entirely new refinance.
You don’t need to know all of these strategies before calling me.
You just need someone who does.
When Traditional Financing Doesn't Fit
Not every successful borrower has a traditional W-2 income profile.
A self-employed business owner may have strong cash flow that isn’t fully reflected by taxable income. A real estate investor may want to qualify primarily using the rental income generated by the property. Another borrower may have significant assets but limited income that can be documented through traditional guidelines.
That’s why having access to a broad financing toolbox matters. Depending on the situation, we can explore options including:
- Conventional financing
- FHA financing
- VA financing
- Jumbo mortgages
- Grant and down-payment assistance programs
- Programs with reduced down-payment requirements
- Specialized financing for physicians and nurses
- Bank-statement programs for qualified self-employed borrowers
- Investor financing utilizing qualifying property rental income
- Asset-based and alternative-income programs
- Non-QM and other specialized financing solutions

Client scenarios
The self-employed business owner
A business owner came to me after being declined elsewhere. Her company was profitable and growing, but years of legitimate deductions meant her taxable income didn't reflect what the business actually produced. Rather than force a conventional file that was never going to work, we qualified her using 12 months of business bank statements, which measured actual deposits instead of net income after write-offs. She closed on a single-family primary residence in Monmouth County and kept her tax strategy intact.
The real estate investor
An investor found a single-family rental that penciled out, but his debt-to-income ratio wouldn't support another conventional investment loan on top of his existing obligations. We structured it as a DSCR loan, qualifying on the property's rental income against its total monthly obligation rather than on his personal income and debt load. The property carried itself, the file no longer turned on his DTI, and he closed in time to meet the mortgage commitment date.
Assets, but not documentable income
A borrower had substantial assets and no traditional employment income, which meant conventional guidelines gave him almost nothing to work with on paper. We built the file around an asset depletion calculation instead, converting documented assets into qualifying income under program guidelines. He purchased his next home without liquidating investments he wanted to keep in place.
Client scenarios are based on actual transactions. Identifying details have been changed. Individual circumstances vary and all loans are subject to underwriting approval. Not all applicants will qualify.
