ITIN Loan Parameters

  • Eligibility: Valid ITIN (no Social Security Number required)
  • Loan Purpose: Purchase, rate/term refinance, or cash-out refinance

  • Loan Amount: $75,000 – $1,300,000
  • Loan-to-Value (LTV): Up to 90% for purchases; up to 80% for refinances
  • Down Payment: As low as 15% (may vary based on credit and income)
  • Income Verification: Pay stubs, W2s, bank statements, or self-employed documentation
  • Property Types: Single-family homes, condos, townhomes, 2–4 unit properties
  • Occupancy Types: Primarily for owner-occupied homes (some lenders allow second home or investment)
  • Loan Terms: 30-year fixed, 15-year fixed, and ARM options
  • Reserves: May require 3–6 months of PITIA
  • Prepayment Penalty: Typically none for owner-occupied homes
  • Identification: Valid ITIN, passport, consular ID, or government-issued ID accepted
